Hi, The place is Immediately Available and the rent is Fully Paid until the 24th of December so you can stay until then for free!

I am looking to move out of my current room due to the fact that I will be leaving the UK for about 9 months until I will start my Master's Degree and I'll have to move back. The place is on 87 Brading Road , Brighton, BN2 3PE.

The house is located very close to the intersection between Brading Road and Hartington Road. You have about 1 minute of walking up the hill from Hartington Road on Brading Road and the house is on the right hand side.

You have quick access to the Lewes Sainsbury's (6 minutes walking distance; 4 minutes distance a Food Coop. 10 minutes to the post office and 4 minutes to the have bus station. What I have to offer is a clean room in a great house filled with young students. You will have 4 great girls and 2 guys students, mostly in their twenties, all British ,with which to share the house.

Everyone has his/her own room, we clean up on a rota basis and everyone takes care of his/her food drinks . The house has two modern bathrooms with showers and bath tubs , sinks, toilets and fans. Kitchen: * 3 refrigerators * 12 cabinets * 1 washing machine * 1 new cooker * 1 hood * 1 radio From the kitchen you enter into a great conservatory with 2 incredibly comfortable couches where you can have a smoke or just enjoy a cup of tea or listen to the Radio.

The Room is pretty simple but it is clean and spacious. You have a medium size desk with 3 drawers, a quite large bed (2 people can sleep quite comfy in it but for one person it's more than enough). Also you have a closet with a clothes rack and some extra space for foldable clothes. And of course you have the small sink with an extra cabinet underneath it and a comfy chair.

The Price: Tthe place is 379,16 Pounds per calendar month . Payment is made from on the 24th of each month but Until the 24th of December it is FREE because I already paid in advance and I really have to leave the UK to see my family before Christmas. The internet modem is exactly near your door so you have the BEST internet reception in the house. In the night I managed to hit 990Kb/s. Internet 4 pounds, electric 10 pounds. All in all you shouldn't get over 400 , maximum 410 pounds per month in the winter for the whole deal.

Also please know that this place is adverstised through an agency so you will get a proper letting contract and everything. The agency requires a 90pound fee which is paid only once and covers their paperwork and their swift intervention in any house issues. and they require a 6 weeks deposit in advance which will be fully reimbursed once you decide to leave the flat.

As you see I tried my best to describe in detail everything you will be getting as I know how frustrating it was to get a nice room when I was browsing for houses myself.
